Midday Water Heater Failure in Bedford, TX
Water Damage, same-crew mitigation through reconstruction.
The Challenge
A 50-gallon gas water heater rusted through at the bottom seam in an occupied rental, spreading water fast under LVP flooring on a slab-on-grade home. About 780 sq ft was affected across a utility closet, hallway, and two bedrooms, with wicking measured 9 to 11 inches up the drywall.
The Approach
The crew was on site in 41 minutes. Gas and water were shut off immediately. About 420 sq ft of soaked LVP and subfloor pad came out, but the drywall itself was saved by removing baseboard, drilling a discreet hole pattern, and drying the wall cavities directly instead of a full flood cut. A licensed plumbing partner had a new water heater installed and firing the same afternoon, with a leak-detection auto-shutoff valve added at the owner's request.
The Results
Dry in 3 days, floor replaced in 6. The tenant never had to relocate, and the owner's claim closed without a supplement.
